Yesterday I walked a small portion of Arbor Lodge, which included the Arbor Lodge, Willamette, and Burrage Tracts. I did this in two parts (and hence the photos are in these parts). 1. Rosa Parks South to Willamette Blvd (the portion that runs parallel to RP) and Greely West to Willamette Blvd (the windy bit). 2. Rosa Parks North to Bryant, and Greely West to (windy) Willamette Blvd.
It's a surprisingly un-cohesive neighborhood, some very nice, well-cared for homes adjacent to owner-neglected homes with huge potential but not a lot of love. It's also pockety in terms of price range, there's a street of $700K homes, right next to a street with HUD/Foreclosures going for $175K - See Houses for Sale/Recent Solds (1.75MB). But the proximity to the beautiful and winding Willamette Blvd with a stellar view of Forest Park; the Swan Island industrial area; even glimpses of the Willamette River, is unparalleled, and this is the reason for the above incongruity. However, for the most part the houses run in the mid 200's - 400's and are well-kempt and I expect this would be a very nice, convenient, quiet, place to live.
The house types really run the gamut stylistically, but are mostly pre-war. There are a few victorians, a ton of bungalows, some 20's tudors, a few 30's deco mediterraneans, and many 40's box ranch-elows, a slew of standard 50's ranches, and a smattering of infill new-construction here and there.
