Eastmoreland Heights 2 (SE)

Today I walked the area between 39th and 45th from Glenwood south to Knapp, about 3.5 miles of some of the cutest reasonably affordable houses in SE. It's a very quiet, prim and proper neighborhood, walking distance to Woodstock, but feeling more like an adjunct of Eastmoreland - It's tree lined, green and manicured, and so the house-pride is very obvious. Stylistically, it's mostly early 50's ranch-elows (the largest tract being the Dover Tract), standard ranches, a few shed roofed moderns, and some salt boxes, tri-levels, and a few loose bungalows from the 20's. Several of the houses, especially on SE Knapp closer to 45th, will have views as they are terraced. They run the gamut between $250 - $450K.  Little known, and worth a drive, for sure.

Eastmoreland Heights (SE)

On this sunny day of June, I decided to walk a little-known area of midcentury homes called Eastmoreland Heights, but officially part of the Woodstock Neighborhood. I chose the borders of Flavel to Lexington, 39th (aka Cesar Chavez) to 42nd. The houses are mostly mid-century standards - including a few hipped roofs, a few gable roofs, and mish mosh of salt boxes. There are a few moderns, but they're on another street I didn't cover, so we'll go over those later.

This has got to be one of the quietest, most idyllic mid-century neighborhoods in town. 39th/Cesar, once you're south of Woodstock, becomes a leisurely two lane road with actual stop signs, and being that this is Eastmoreland Heights, you have the ammenities of Eastmoreland, and none of the cost.  It's walkable to Woodstock, and a quick jaunt to Westmoreland or Sellwood. The houses range from $275k to $375k, and as they're terraced on a hillside, many have a stellar view of SW Portland.

I say this area is little known because so few people have ever bothered to come out this way, and they really don't know what they're missing. If you plan to raise kids in the Portland metro area and can only afford $400 or less, this is a good choice.
