Eliot 2

On one of those gorgeous sunny fall days, a few weeks ago, I decided to venture over to the Eliot neighborhood, specifically from NE Sacramento to NE Fremont and N Williams to NE Martin Luther King Blvd, quite a nice jaunt and many interesting houses to look at, both grand and ramshackle.

It's pretty obvious that this neighborhood has gone from opulent beginnings, to a slightly gritty existence in the 70's - 90's, and has come around and is being coveted again. Incredibly close-in, and alkable to trendy Williams District, and MLK, there are some astounding homes and commercial buildings, including the gorgeous Public Library building (now a book store for the Library), what is now the Wonder Ball Room, and some proud churches. There are also a few streets of low income housing projects from the late 70's. There are new high-end 'vintage styled' row houses being built, which attests to the renewed interest and value of the neighborhood.

Six months sold prices run from $260-440k. The houses are a mix of shot gun shacks, victorians, four squares, "old portland style", and bungalows.























































Buckman 2

On this day, I walked the small portion of Buckman Neighborhood, from 20th to 23rd,  and Belmont to Hawthorne, and streets in between. It's a coveted area because of it's situation between two trendy neighborhoods and it's proximity into town, and it's proliferation of nice apartment houses.

This is a pretty tree-lined area with a mix of large Victorians, Four-Squares, Bungalows, and some very interesting early era stucco Mediterranean, Tudor, or Georgian styled apartment complexes.  You can learn here all about the historic Buckman Neighborhood. There's not much for sale or that has been sold in the last 6 mos for this area, but the prices run from $245 and $701K, and that include a grand historic home for sale now for $699 (2036 SE Taylor).
