Sunnyside 1

Believe it or not, I have indeed been walking and even taking pic, I just haven't been blogging. It is fun, but when the sun is out, it's the last thing on one's mind.

But today I had to let a radon-inspector into a home on SE 28th, in lovely Sunnyside and so I decided it was a good day for a walk.

Today I chose Belmont to Salmon, 28th-33rd.  It's an area of mostly large four-squares, craftsmen, bungalows, and victorians, and when I say large I mean LARGE - many with verandas and porticos, turrets, or cupolas. They range from slightly grungy and unkempt to grande dames, and I noted that many were being  prepped for painting as we speak.

Sunnyside, or Belmont as many call it, is a very trendy and hip area with just enough crusty-ness to keep it real.  There are several areas of 'community' accentuated with bright paintings, art spaces, and hand built adobe settees.

Six month prices run between $230K for a townhouse up to $520 for new construction, with the median range for a craftsman/victorian or bungalow being $380K.

Foster-Powell 3

Starting at the northeast corner of 72nd and Holgate and working my way back north and east, I found a modest neighborhood with myriad of turn-of-the-century farm houses, many in dutch or barn shapes, amongst small box ranches and tiny cottages or bungalows. Stuck between Holgate and Powell, in the Foster-Powell neighborhood, this hood doesn't boast much walkability, but it's a convenient starter-home community for those who want to live relatively close-in or 'below 82nd' and still be able to purchase under $150k. There's a nice park in the middle at Center Street.

The six month sales figures run between $93K and $264K.

The tracts include: Beech Addition, La Dene Park, Dutch Subdivision, Essex Park, Middlesex, Kent, Vaughton Pk.
